Fort Walton Beach, Ocean City, Florida Home Sold in 60 Days

This beautiful Fort Walton Beach Florida home, near Lowe’s and Sam’s, was sold in just over 60 days!  Part of the appeal of 728 Hart Dr. was the fantastic remodeling, especially in the kitchen.  Granite counters, tile backsplashes, new cabinets and new appliances were some of the upgrades.  The home, built in 1987, was over 1700 square feet, and was impeccably maintained.  The lot was about one-half acre, which is unusual for Fort Walton Beach, where most lots are smaller. Listed at $177,900, there were multiple offers.

728 Hart Dr., Fort Walton Beach sold for $170,000. The sellers contributed $5,500 toward buyer closing costs.  Why is that important to know?  When using this sale as a “comparable” sale to price other properties, the significant seller credit means, in essence, the home sold for $164,500.  For example, if a homeowner with an identical property asked me what their home would sell for, I would not tell them $170,000 – that would be too high. I would suggest they keep in mind that relocating military buyers coming into Eglin Air Force Base, typically ask for seller credits to help pay closing costs.  That must be kept in mind when anticipating net proceeds.  I hope that makes sense to you. Indian Lake Condo, Destin FL – Sold as Bank of America Short Sale

This bright two bedroom, two bath Indian Lake condo in Destin Florida just sold as a short sale. The unit was fully tiled and had a vaulted ceiling in the living room. There was a tenant in place, who was retained by the new investor buyer. The Indian Lake condo association offers amenities such as a community pool, gym, clubhouse, on-site leasing office, payground and BBQ areas. This sale was a Bank of America Co-op short sale, which means it was purportedly pre-approved.  The process, however, took over 120 days, so use caution when purchasing or selling a Bank of America Co-op sale, if you think you will be able to close sooner.

326 Cullman Avenue in Grove by the Sea just sold as a short sale. The Santa Rosa Beach Florida property needed significant work, but was located in a prime subdivison near Seaside, Watercolor and the Gulf of Mexico. Grove by the Sea has two community pools and a tennis court. There is a lovely walking trail highlighted by nature, and children’s play area.  What I like most about Grove by the Sea is its respect for trees.  The neighborhood was not cleared out, and many natural elements were retained to give a feeling of privacy to the cottage style homes.

Five homes sold in Grove by the Sea in 2011.  Prices ranged from $315,000 to $429,900. Homes currently for sale are listed from $350,000 to $540,000.

Just Sold – Lighthouse Point, Navarre Florida – VA Compromise Sale

This home at 6444 Starfish Cove, Navarre Florida has just sold.  Located in Lighthouse Point, owners here have access to a private dock and access to Santa Rosa Sound. Hurlburt Field is only a short commute, as is Navarre Beach and the Gulf of Mexico.  The home was sold as a VA Compromise Sale, which is a type of short sale.  The biggest challenge to selling the property initially was due to tenant occupancy.  Tenants often impede showings due to access restrictions different from an owner occupant.  After a tenant moves out, showings generally increase.

The sale price for 6444 Starfish Cove, Navarre Florida, was $98,500.  The property sold at its final listed price.  An interesting side note is that there was an offer in the same price range several months earlier.  The VA Compromise Sale appraisal for Bank of America was higher at the time, and the price had to stand for six months, per VA guidelines.  After the time period expired, the home could once again be marketed and sold at a more competitive price.

Emerald Village, Fort Walton Beach Florida – HAP Home Sold

This spacious home just sold as a HAP sale in Emerald Village, Fort Walton Beach, Florida.  HAP is the Homeowners Assistance Program for U.S. military members who have orders to relocate (PCS).  When the service member’s home cannot be sold at a price sufficient to cover an existing mortgage, HAP may pay some, if not all, of the deficit.  This saves our Air Force, Marines, Navy and Army members from foreclosure or short sale, preserving their credit.

Some of the qualifications for the HAP program are:

1. PCS orders at least 50 miles from the primary residence
2. The original contract to purchase the home had an effective date prior to July 1, 2006
3. The home was the primary residence at the time of orders

Many Eglin Air Force Base, Hurlburt Field and Duke Field service members have qualified for the program.  This HAP sale on Randall Roberts Rd. took about 60 days to approve.  At closing, HAP purchased the home from the sellers, paid off the mortgage shortfall, then simultaneously sold it to the new buyers.

We just sold a fabulous home in popular Bungalows at Seagrove Beach. Located in Santa Rosa Beach, Florida, not far from Seaside and Watercolor, this well-thought out subdivision has a pool, and is just steps to the beach. The short sale home, set on a lake, was under contract in less than a week, and had multiple offers.  It was in great condition, other than necessary mold remediation that was estimated at $5000.

Bank of America was the short sale lender. The sale was approved with no deficiency to the seller, who provided a small lender required cash contribution.
